In traditional brokerage arrangements, brokers reluctantly tolerate leasing, and will not even consider property management.  In companies where the brokers do fully endorse leasing and management, landlords find themselves contending with numerous associates in the leasing and management of their properties.  Typically, a few agents will specialize in presenting the company story to prospective landlords.  Upon succeeding, they refer the landlord to a leasing agent that markets the property and negotiates the lease.  Once the tenant has moved in, a new set of agents takes over the management duties.  When maintenance issues arise, a totally different staff member takes on those duties, and yet another for bookkeeping issues.  All of this is very complicated for the landlord, and becomes frustrating for the staff too, because no single person knows the entire story about the property.  The procuring agents usually lose contact with both the tenant and the landlord, and even if they stay in touch, the benefit of the relationship is subject to the performance of staff members whose behavior is outside the influence of the agent.  Often times the property managers have never even seen the house or met the tenants.  This process invites conflict, and such a system is unattractive for agents that want to aggressively grow their referral base.

Here’s the new concept:

As an agent at 3 Options Realty, you are in total control of the process.  You will be responsible for signing up prospective landlords, after which you will become the leasing agent.  Once the tenant has moved in, you remain the property manager, handling matters of maintenance and fielding questions about rents and other money issues as they appear.  You have now perfectly positioned yourself to reap the benefits of a close relationship with the tenant (future buyer) and with the landlord (future seller or buyer).  You will not allow these valuable referral sources to be squandered because you are invested in the process, and your success is tied to the outcome.  In addition to capitalizing on this beneficial relationship, you will be compensated handsomely for your services, but most importantly, the income from these services will be more predictable than sporadic sale closings.  This concept also arms you with another silver bullet in the prospecting game.  Just think about it for a minute.  The possibilities are unlimited.
