How do I find available rental homes?
You can browse our current rental listings on our Find a Rental Home page, which is updated in real time. When you find a home you're interested in, simply contact the listing agent or fill out our contact form and we'll connect you with the right person. -
What areas do you manage rentals in?
We manage rental homes throughout the Metro Atlanta area, including Atlanta, Roswell, Alpharetta, Marietta, Lawrenceville, Woodstock, Smyrna, Kennesaw, Tucker, Milton, Powder Springs, Fayetteville, Peachtree City, and many surrounding communities. -
Will I work with the same property manager throughout my lease?
Yes. One of the things that makes us different is that you'll work with the same agent from the time you view the home through move-in, your lease term, and move-out. You'll always have one consistent point of contact instead of being passed between departments. -
Is there an application and screening process?
Yes. Every applicant completes a screening process designed to protect both our property owners and residents. Your leasing agent will explain the application requirements, screening criteria, and any applicable fees for the property you're interested in. -
What lease options do you offer?
Our name comes from the three leasing options we provide: Traditional Lease: Ideal if you're looking to rent without plans to purchase. Lease-Purchase: You agree to purchase the home at a future date under terms established when you move in. Lease with Option to Purchase: You rent the home now while maintaining the option to purchase later, giving you the first opportunity to buy before the owner accepts another offer. -
Can I rent now and buy the home later?
Yes. If you're considering homeownership in the future, our Lease-Purchase and Lease with Option to Purchase programs may be a great fit. Your agent can explain which option best matches your goals. -
How do I pay my security deposit and first month's rent?
Once your application has been approved, your leasing agent will guide you through the payment process. Payments are typically made through our secure online Resident Portal. Deposit amounts and accepted payment methods may vary by property. -
How do I pay rent each month?
Monthly rent payments are made through our secure online Resident Portal, powered by AppFolio. The portal also allows you to set up automatic payments, review your payment history, and manage your account online. -
What should I do if I'm having trouble paying my rent?
If you anticipate a payment issue, contact your agent as soon as possible. Open communication gives us the best opportunity to discuss your situation before a payment becomes overdue. -
How do I submit a maintenance request?
Maintenance requests can be submitted anytime through the Resident Portal. Requests are sent directly to your property manager and our trusted network of maintenance vendors. -
Who handles maintenance and repairs?
We partner with experienced, licensed, and insured local vendors to complete maintenance and repairs. Our vendors carry workers' compensation and general liability insurance, and we coordinate repairs efficiently to help keep your home in great condition. -
What should I do if I have an emergency maintenance issue?
For emergency maintenance, contact your property manager immediately or call our office at 678.397.1282. Your lease may also include specific after-hours emergency instructions. -
Are pets allowed in your rental homes?
Pet policies vary by property since each homeowner sets their own requirements. Please review the individual property listing or speak with your leasing agent for details about pet approvals, deposits, and any applicable fees. -
What is 3 Options for Pets?
3 Options for Pets is our community outreach program that supports local animal rescue organizations while helping families remain together with their pets during times of housing instability. As part of this initiative, we also offer the Housing Stabilization Initiative, a free educational program that provides guidance on topics such as:- Finding rental housing

What happens when my lease expires?
Before your lease ends, your property manager will contact you to discuss renewal options if the property owner plans to continue renting the home. Since you'll work with the same agent throughout your tenancy, you'll already know the person helping you through the renewal process. -
How do I give notice before moving out?
Your lease outlines the required notice period and move-out procedures. We recommend providing written notice to your property manager as early as possible to ensure a smooth transition. -
When will I receive my security deposit back?
Security deposits are handled according to Georgia law and the terms of your lease agreement. Your property manager will explain the move-out property visit and condition report process and the expected timeline for your deposit return. -
Who is 3 Options Realty?
3 Options Realty is a full-service property management and real estate company serving Metro Atlanta. Founded in 2008 by Dan Wilhelm, whose property management career began in 1997, our company has built its reputation on experience, education, and personalized service. Although Dan retired in 2024, many of our team members have been with the company for more than 10 years, and we continue to invest in ongoing training as a licensed real estate school. -
If I have a problem, do I contact the property owner?
No. In most cases, you'll work directly with your assigned property manager. Our company serves as your primary point of contact throughout your lease, making communication simple and consistent. -
