Moving In
Whether you're celebrating with champagne or just relieved to be done. Congratulations, you're almost there! A few final steps remain.
Final Walk-Through Inspection
Your last chance to inspect the home before it's officially yours. By this point, all contingencies should be met and the seller's belongings removed. This typically happens the day before or day of closing.
Closing
Once you're satisfied with the final walk-through, it's closing day. You, the seller, and the closing agent will sign the settlement agreement detailing every financial transaction in the deal. You'll sign your loan documents and submit your down payment and closing costs, either via certified check or wire transfer to escrow. Once complete, the deed is recorded at the county recorder's office, and you officially own your new Atlanta home.

Tips For Buying The Perfect Home in Atlanta

Don’t Max Out Your Budget
Just because you're approved for a certain loan amount doesn't mean you should spend it all on the purchase price. Leave room in your budget for closing costs, taxes, and future repairs or upgrades.
Get to Know the Atlanta Neighborhoods
Make sure the area fits your lifestyle, are you close to good schools, shopping, and your daily commute?
Never Skip the Home Inspection
A professional inspection can uncover issues you'd otherwise miss, giving you peace of mind and helping you make a fully informed decision.

Get Pre-Approved Before You Shop
A pre-approval shows Atlanta sellers you're a serious, qualified buyer, not just window shopping.
Make a List of Deal Breakers
Know what you can compromise on and what you can't. If you need four bedrooms, don't buy a two-bedroom home expecting a budget-friendly addition, those projects add up fast.
Check the Age of Major Systems
Appliances, HVAC, water heaters, septic/well systems, and roofs are some of the most expensive components of a home. Ask about their age and service history, you may even be able to negotiate a home warranty into your offer.
Understand HOA Rules and Fees
Many Atlanta-area communities have an HOA governing what you can and can't do on your property. Review the rules and annual fees before you commit.
