Accepting an Offer

We Put Our Clients First When Evaluating Each Offer.

The Highest Price Isn't Always the Right One

The top offer isn't always the best one. Initial offers are rarely final, and terms and conditions can shift the outcome significantly. Our agents help you evaluate every proposal to identify the best offer from the best buyer.

Negotiating to Win

We take the ethical responsibility of fair negotiation seriously. Our priority is putting your interests first while evaluating every offer, all while keeping the buyer engaged and the deal moving forward.

The Initial Agreement and Deposit

Once you and the buyer reach an agreement, you'll both sign the Purchase Agreement, and the buyer will place a deposit into escrow. The escrow, or closing agent, a title company or attorney, acts as a neutral third party holding and distributing all funds tied to your sale until closing.

Requirements vary by state, but a legally binding agreement typically requires "considerations," buyer deposits held in escrow pending fulfillment of the contract's contingencies.

A few tips to keep the process moving smoothly:

  • Keep written records of everything. Counteroffers, verbal agreements, and addendums should all be documented and signed by both parties. We'll help draft these records and provide copies to everyone involved.
  • Stay on schedule. You and the buyer will follow a set timeline for completing every contingency in the Purchase Agreement. Staying on track keeps the process smooth and ensures neither party falls into breach of contract. We'll keep you updated and prepared at every step.

Tips For Selling Your Home in Atlanta

Deep Clean icon

Give Your House a Deep Clean

First impressions matter. Before listing, deep clean everything: toilets, surfaces, floors, rugs, bathrooms. Consider hiring professionals to make sure your home shows at its absolute best.

Declutter icon

Declutter the Home

A clutter-free home lets buyers focus on the space itself instead of your belongings. Removing excess items helps buyers picture their own things in your home instead of navigating around yours.

Handyman icon

Call a Handyman

Take care of repairs before listing. When buyers sense a home has been well-maintained, it builds confidence and peace of mind.

Paint the Walls

A fresh coat of paint in a neutral palette makes rooms feel clean and move-in ready, and helps buyers envision their own style in the space. Swap out any bold or dated colors.

Curb Appeal icon

Increase Your Curb Appeal

The exterior matters just as much as the interior. Landscaping, mulch, fresh flowers, and pressure-washing the driveway and exterior are simple, affordable ways to boost your home's value at first glance.

Stage Your Home icon

Stage Your Home

Staged homes tend to sell faster because they feel warm and lived-in. If you have neutral furniture you can leave behind, use it. Otherwise, a professional staging company can help.

Depersonalize Your Home

Keep a few tasteful, framed photos for warmth, but remove highly personal items like family photos so buyers can more easily picture themselves living there.
