Close of Escrow

Once everything is signed, you have officially sold your property.

Closing Day

You're almost there! A few final items remain before your sale is officially complete. Your agent will confirm everything is in order to tie up loose ends and ensure a smooth, stress-free closing day.

Final Walk-Through Inspection

On the day of or the day before closing, the buyer will complete a final walk-through to confirm the property matches the condition outlined in the Purchase Agreement, no new issues, and nothing left behind.

Cancel Home Services and Utilities

After closing, we'll provide a helpful list of contacts for canceling your home services and utilities.

Be Prepared

Even at this stage, surprises can happen, a delayed loan, a broken appliance. Don't worry: we've seen it before, and we know how to resolve it quickly so you stay on track for a smooth closing.

Closing

After the final walk-through, you, the buyer, and the closing agent sign the settlement agreement detailing every transaction in the sale. If you can't attend in person, alternate arrangements can be made depending on your circumstances. Funds can be wired electronically or issued via check at closing. Be sure to have all keys and relevant property information ready for the buyer. Once everything is signed, your sale is officially complete.

Tips For Selling Your Home in Atlanta

Deep Clean icon

Give Your House a Deep Clean

First impressions matter. Before listing, deep clean everything: toilets, surfaces, floors, rugs, bathrooms. Consider hiring professionals to make sure your home shows at its absolute best.

Declutter icon

Declutter the Home

A clutter-free home lets buyers focus on the space itself instead of your belongings. Removing excess items helps buyers picture their own things in your home instead of navigating around yours.

Handyman icon

Call a Handyman

Take care of repairs before listing. When buyers sense a home has been well-maintained, it builds confidence and peace of mind.

paint can icon

Paint the Walls

A fresh coat of paint in a neutral palette makes rooms feel clean and move-in ready, and helps buyers envision their own style in the space. Swap out any bold or dated colors.

Curb Appeal icon

Increase Your Curb Appeal

The exterior matters just as much as the interior. Landscaping, mulch, fresh flowers, and pressure-washing the driveway and exterior are simple, affordable ways to boost your home's value at first glance.

Stage Your Home icon

Stage Your Home

Staged homes tend to sell faster because they feel warm and lived-in. If you have neutral furniture you can leave behind, use it. Otherwise, a professional staging company can help.

Depersonalize icon

Depersonalize Your Home

Keep a few tasteful, framed photos for warmth, but remove highly personal items like family photos so buyers can more easily picture themselves living there.
