We Help Find A Tenant

If you do not already have a tenant in your property, then don’t worry. 3 Options Realty can help. We use professional market research to determine fair-market rent, and we use broad market advertising to reach a large audience. Our agents will also help you prepare your property for best marketing results, employ a universal lock box, and skillfully present your property to prospective tenants.
Interested tenants will go through comprehensive interviews and background screening. We will negotiate rental agreements with suitable tenants, drafting custom rental agreements using our proprietary, attorney-reviewed forms. Finally, we will conduct a careful move-in inspection and inventory.
We do charge one month’s rent for these services, but we do NOT charge management fees during periods of vacancy or when the tenant fails to pay rent.

Our services include collecting rent, security deposits, and pet deposits. We use a real estate trust account to process and retain deposits. (Please ask us about this very important feature.) 
We keep in touch with the tenant to service periodic needs and coordinate maintenance and utility services. We will keep you informed throughout and consult with you for major services, repairs, and replacements. 

Finally, we prepare monthly financial reports and annual financial summaries. We will also file Form 1099-MISC with the IRS so that you can file your taxes responsibly.

About Our Pricing

We believe that property management in Marietta should not have complicated pricing. Our pricing is simple. When the property is occupied, we charge 8 percent of the gross monthly rental receipts as a management fee. However, we only ask for this fee if there is a paying tenant. You will NEVER pay a management fee when the property is vacant, or the occupying tenant fails to pay rent. This goes to show our confidence in finding a dependable tenant.
