Our Services

We break down property management into two categories: managing the tenant AND managing the property.
Let’s start with the tenant. Before anything, we ensure compliance with local, state, and federal laws, including fair housing laws, landlord/tenant laws, and other applicable laws. We also collect rent and deposits. Deposits are retained in a real estate trust account for transparency. (Please ask us about this very important feature.) Finally, we service the tenants’ needs and process necessary contract terminations and evictions.

As for the property, we conduct comprehensive move-in & move-out inventories and inspections. We also coordinate maintenance and utility services while keeping you informed. Major maintenance services are coordinated in consultation with you. Our financial professionals also generate monthly financial reports and annual financial summaries for your record-keeping. The Form 1099-MISC will be filed with the IRS.

About Our Pricing

Our pricing is fairly simple. We charge 8 percent of gross monthly rental proceeds as a management fee. The difference between us and maybe another property management in Milton is that we DO NOT charge a management fee when the property is vacant, or the tenant fails to pay rent. A web search for “property managers near me” might not get you that same offer. To repeat: you will only be charged a management fee if there is a rent-paying tenant in the property!
