Cumming Georgia Property Management and Lexington Village

The average sales price in Lexington Village is $143,000.  Home prices have recently ranged from a low of $144,500 and topping out at $153,000.  According to statistics derived from the First Multiple Listing Service Lexington Village homes have been selling on average in 21 days or less.  That’s pretty attractive, considering that homes in the greater Atlanta metro area have been taking as many as 90 days to sell on average.

Even better yet for investors in the Lexington Village marketplace, the average home rental has been $1,200 per month.  For an investor financing 80% of the purchase, a positive cash flow could be as much as $300 per month with prevailing interest rates.  

At the time of this writing, there are no homes for sale and none for lease.  That’s not bad news.  It just speaks to the value of this neighborhood.  This is one to keep an eye on.  If something in there comes on the market, you need to be ready to move quickly.
